U810 Properties : Dubai

Dubai property, without the guesswork

I guide buyers through the Dubai property market, from choosing the unit to handover. I have been through every stage myself, as an investor.

Why Dubai

An open, regulated market that most buyers still navigate blind

Foreign buyers can own freehold in designated areas, every registered project is monitored and audited, and buyer funds sit in a supervised escrow account. The problem is that most of what buyers read comes from someone trying to sell them something.

Freehold ownership

In designated freehold areas, foreign buyers are registered as owners on the local title.

Freehold Title Deed

Government oversight

The Dubai Land Department maintains project registration, and RERA publishes independent progress monitoring reports.

DLD & RERA

Escrow account

Buyer funds for off-plan projects go into a supervised escrow account, and the developer draws against verified construction progress.

What to keep in mind

Buying abroad carries tax, financing and regulatory implications at home. I connect you with the professionals who handle each of them.

The process

Seven stages, and I have been through all of them

What worries most buyers about Dubai is rarely the property itself. It is everything around it: moving the money, what to declare at home, what happens on handover day, and how the money comes back.

  1. Choosing the property

Matching what you are actually looking for against what exists: area, developer, construction stage, size, orientation and floor. Including verification of the project registration and the developer documents.

  2. Preparing at home: banks and reporting

Transferring funds abroad takes preparation with your bank: source of funds and supporting documents. I know this stage from experience and I know where it gets stuck.

  3. Registration, contract and payments

Signing with the developer, the initial payment, the DLD registration fee, and registering the title in your name.

  4. The construction period

Tracking the official progress reports and the payment schedule, and staying available for questions through to handover.

  5. Handover

Completing payment, the handover inspection, taking possession and putting the property to use.

  6. Renting or selling

Connecting you with management and letting companies in Dubai, long or short term, or guiding you through a sale.

  7. Repatriating funds and reporting

Rental income or sale proceeds are reportable in your country of residence. I know the process and connect you with the professionals who handle it.

A question about one of the stages?

About

Usama Haj Yahia, investor and experienced guide in Dubai and UAE real estate

I do not just market projects in Dubai. I am invested there myself, and every stage listed above I have been through as a buyer, not only as a guide.

My work starts by listening to what you are actually looking for, and only then reaches a project. I present only registered and approved projects, and I show you how to verify every figure yourself with the Dubai authorities, including when it does not flatter me.

I work in Hebrew, Arabic and English, with buyers from all three communities. Transactions close through a licensed broker in Dubai, and I am the person guiding you throughout.
